These Terms and Conditions apply to Energy Performance Certificate (EPC) assessment services provided by Holmes Energy Assessments. By booking an EPC assessment, you agree to these terms. Please read them before making a booking.

1. About Holmes Energy Assessments

Holmes Energy Assessments provides Domestic Energy Performance Certificate (EPC) assessments for residential properties in Leeds and surrounding areas. Assessments are carried out by an accredited Domestic Energy Assessor in accordance with the applicable EPC assessment methodology and accreditation requirements.

2. Booking and Appointments

EPC assessments can be requested through the website contact form, by email, or by contacting Holmes Energy Assessments directly. A request for an appointment does not constitute a confirmed booking. Your appointment is confirmed once the date and time have been agreed.

When booking, please provide accurate information about the property, including the property address and any information that may affect the assessment.

3. Prices

The standard fee for an EPC assessment is £75 for residential properties with up to four bedrooms. Larger or more complex properties may be subject to a different fee, which will be agreed before the assessment is confirmed.

Any price quoted is based on the property information provided at the time of booking. If the property is materially different from the information provided, I will discuss any change in fee with you before proceeding where possible.

4. Access to the Property

You are responsible for ensuring that reasonable access to the property is available at the agreed appointment time. This includes access to all relevant rooms, the loft where safely accessible, heating and hot water systems, meters and any other areas or equipment required for the assessment.

If parts of the property cannot be accessed or inspected, this may affect the information that can be recorded during the assessment and, where appropriate, the resulting EPC.

If I am unable to carry out the assessment because access to the property cannot be provided, the appointment may need to be rearranged.

5. Evidence and Property Information

The EPC assessment is based on the property as observed at the time of the assessment, together with any acceptable documentary evidence that is made available.

If you would like particular improvements or features to be taken into account, such as insulation, replacement windows, heating systems, extensions or renewable technologies, please provide any relevant documentation or evidence where available.

Where sufficient evidence is not available, I am required to record the property in accordance with the applicable EPC assessment methodology and conventions. I cannot record an improvement or feature solely on the basis of verbal information where supporting evidence is required.

6. The EPC Assessment and Certificate

The assessment is carried out in accordance with the methodology and conventions applicable to Domestic Energy Performance Certificates at the time of the assessment.

The assessment involves collecting information about the property that is relevant to its energy performance, including its construction, heating, hot water, insulation, glazing, lighting and any relevant renewable technologies.

An EPC provides an assessment of a property’s energy performance. It is not a building survey, structural survey, electrical inspection, gas safety inspection or valuation, and should not be relied upon as one.

7. EPC Lodgement and Delivery

Once the assessment has been completed, the EPC will be prepared and lodged on the official government EPC register in accordance with the applicable requirements.

A copy of the completed EPC, or a link to the certificate on the government register, will be provided to you once it has been lodged.

I aim to provide EPCs promptly following the assessment. Any estimated turnaround time is a guide and may occasionally be affected by circumstances outside my reasonable control.

8. Cancellations and Rescheduling

If you need to cancel or rearrange your appointment, please contact me as soon as possible so that an alternative appointment can be arranged where required.

I may occasionally need to rearrange an appointment due to illness, unsafe conditions, access issues or other circumstances outside my reasonable control. If this happens, I will contact you as soon as possible to arrange another suitable time.

Nothing in these Terms and Conditions affects any cancellation rights or other rights you may have under applicable UK consumer law.

9. Complaints and Liability

I aim to provide a professional and accurate service. If you are unhappy with any aspect of the service, please contact me as soon as possible so that I have the opportunity to investigate and respond to your concerns.

EPC assessments are carried out using the information and evidence available at the time of the assessment and in accordance with the applicable EPC methodology and conventions.

Holmes Energy Assessments will not be responsible for losses arising from inaccurate or incomplete information supplied by the customer, or from areas or features of the property that could not reasonably be accessed or evidenced during the assessment.

10. Statutory Rights and Governing Law

Nothing in these Terms and Conditions affects your statutory rights as a consumer.

These Terms and Conditions are governed by the laws of England and Wales. Any dispute will be subject to the jurisdiction of the courts of England and Wales, subject to any rights you may have as a consumer.
