Everything You Need to Know About Your EPC

What is an EPC?
An Energy Performance Certificate (EPC) shows how energy efficient a property is. It gives the property a rating from A (most efficient) to G (least efficient) and includes recommendations that could help improve its energy performance.
When do I need an EPC?
You will usually need an EPC if you are selling your home, renting out a property, or marketing a property for sale or rent. There are some exemptions, but most residential properties require a valid EPC before they can be marketed.
How long is an EPC valid?
An EPC is valid for 10 years, unless you choose to have a new assessment carried out sooner.
How much does an EPC cost?
I charge £75 for Domestic EPCs for properties with up to four bedrooms. Larger properties are priced individually. If you’re unsure, simply get in touch for a no-obligation quote.
How long does the assessment take?
Most domestic EPC assessments take between 30 and 60 minutes, depending on the size and complexity of the property.
What happens during the assessment?
During the visit, I will measure the property, record the construction and insulation where visible or evidenced, assess the heating and hot water systems, record low-energy lighting and windows and glazing, and take the evidence required to produce the EPC.
The inspection is non-invasive, so there is no lifting of carpets, drilling or moving heavy furniture.
Do I need to be at home?
Someone aged 18 or over will usually need to provide access to the property during the assessment.
What should I have ready?
If you have documentation relating to any energy improvements, it can help ensure your EPC is as accurate as possible. Examples include:
- Loft insulation certificates
- Cavity wall insulation certificates
- Solid wall insulation documentation
- Double or triple glazing documentation
- Solar PV or battery installation details
- Heat pump installation details
- Boiler installation paperwork
If these documents aren’t available, don’t worry — the assessment can still be completed using the evidence available.
How soon will I receive my EPC?
Your EPC is usually lodged and available within 24 hours of the assessment, although this may occasionally vary during particularly busy periods.
Will you tell me how to improve my EPC rating?
Yes. Every EPC includes recommendations for improving the property’s energy efficiency. If you have any questions about the recommendations, I’m happy to explain what they mean and discuss the options available.
