Getting Ready for Your EPC Assessment

With just a little preparation, we can ensure your visit is quick, straightforward and that your EPC reflects any eligible energy efficiency improvements to your property.

Before Your Appointment

• Make sure all rooms are accessible, including extensions, conservatories and loft conversions.
• Ensure any locked gates, garages or outbuildings that form part of the property can be accessed.
• Make sure the loft hatch is accessible where it is safe to inspect.
• If possible, avoid placing heavy furniture or stored items underneath it.
• Make sure your boiler, hot water cylinder and heating controls are accessible.
• Ensure utility meters are accessible if required.
• If you have pets, please make sure they are safely secured during the visit.

Have Any Documentation Ready

Some energy efficiency improvements can only be included on your EPC if appropriate evidence is available. If you have any of the following documents, please have them ready before the appointment:

• Loft insulation certificates or installation paperwork
• Cavity wall insulation certificates Solid wall or internal wall insulation documentation
• Floor insulation documentation
• Heat pump installation details Solar photovoltaic (PV) installation documents
• Battery storage documentation
• Double or triple glazing installation certificates (where available)

Don’t worry if you can’t find these documents — the assessment can still be completed using the evidence available at the property.

What Happens During the Visit?

The assessment is non-invasive and usually takes between 30 and 60 minutes, depending on the size of your property.

• Measure the property and confirm its layout.
• Record the construction of walls, roof and floors where visible or evidenced.
• Assess insulation where it can be safely observed or verified.
• Inspect the heating, hot water and ventilation systems.
• Record the type and proportion of energy-efficient lighting. Assess windows and glazing.
• Take photographs and other evidence required to produce your EPC.

No drilling, lifting of carpets or destructive investigation is carried out.

After the Assessment

Once the survey has been completed, I will produce and lodge your EPC with the national register. In most cases, your certificate will be available within 24 hours.

• Your property’s current energy efficiency rating.
• Environmental impact rating.
• Estimated energy costs.
• Recommendations for improving energy efficiency.
• An indication of how your property’s rating could improve if the recommended measures are carried out.
